2013 started with the completion of the sale of Stirling house, a 14,000 ft.² office building that had recently received consent to change of use to the school. This is the first deal of its kind outside the M25 and signals the first of several office properties to come out of the office market during the year ahead. It was followed not long after by the conversion of three office properties at Saxon Court from offices to residential which has subsequently become a permitted change under new planning rules.
Elsewhere in the office sector we have undertaken lettings in York Road following a full refurbishment program, Spencer Parade, Cliftonville and at Moulton Park. Industrial sales and lettings at Moulton Park and Kingsfield Close also occurred and are very much the daily bread and butter of the agency department.
The retail department at Chown Commercial has gone from strength to strength during the year and several substantial properties have changed hands in the town centre both freehold or leasehold. "It is interesting to note that we have acted for over 25% of the owners and occupiers in Abington Street says Stephen, "includeing 82 Abington Street which we bought on behalf of investment clients with the opportunity to refurbish the upper floors as 2000 ft.² high-quality fully air-conditioned offices”. This work has now been completed and the space is newly available. We are advising both private and institutional clients on alternative uses as the town centre retail patterns are changing naturally and we aim to bring new uses into the town centre. The latest opportunity will come from the relocation of Next and Primark into the Grosvenor as we presently advise both of their landlords on their existing buildings.
Other exciting projects are the new Lidl and Starbucks at Sixfields and the relocation of Phipps Brewery to its original home on Bridge Street. All of these have been hard work over several years, but very worthwhile and we hope will help contribute to the ongoing regeneration of the town.
Retail department was also involved in lettings in Kettering, Daventry, Rockingham Park, Corby and Rugby and even more further afield at Blakenhall in Wolverhampton where our seven year involvement in a substantial regeneration scheme is now almost at an end following the sale of 8 out of 10 units including a 10,000 sq ft supermarket.
Staying with instructions outside Northampton, further north we have let buildings at Wirksworth in Derbyshire and sold an office building in Wavertree in Liverpool. In the south we have bought buildings on the behalf of investment clients in Maidstone and Southampton.
